To all members,

I have been looking in on this forum for the last 8 years as a guest both from when I applied, and from when i arrived 6.5 years ago. I have noticed that on this and on other forums that there has been many ups and downs from posters and their friends when it comes to housing. What to do, whether it be buy established, build, renovate and where to do it.

What I would like to say is that if anybody wants to build a new home and probably save a great deal of stress and some money please read on.

I am a registered builder and currently in the process of setting up a commercial contracting and house building company. Whilst in Perth I have been involved in residential construction and senior site management in the commercial sector. I had a commercial construction company in the UK from the age of 22 up to 34 when I emigrated. I spent 8 years with formal day release study, City and Guilds craft and advanced craft and then ONC and HNC building studies. I have a WA builders diploma aswell. As you can see I have had a long and varied career in construction.

What I am looking to do is offer people an alternative to picking a showhome or design from a project builder and making a few changes to it to suit their needs.

I have relationships with archetects, draughtsmen and designers who can create a great home and with my input design it in a manner to keep building costs down allowing for a better quality finish of the things you actually see and use (bathrooms, kitchens etc).

It is possible to use other forms of contract instead of lump sum and involve the client, as in a commercial contract. This allows for changes as work proceeds and any costs incurred to be kept to minimum. It also keeps clients fully involved with the work and eases any concerns they have with the build.

It is normally reserved for higher end projects but I have done the maths and the benefits of this can start to become apparent from builds as little as $250,000.

Good luck mate, sounds like you are on to a winner, I used to be in the building game myself, but changed career due to dodgy back, you should be able to do well over here as you are probably aware, maybe we should catch up as I am sure you will come across people that need help with finance, It will be another string to your bow, especially as I understand the building industry. Where are you based?

Hi - I'm putting my mind in place for moving to Perth. I need to organise my 'waiting' visa over the next coupld of weeks and I need to go back to England tho' to sell up - and.....the pound is in a really poor state at the moment. I know that if I don't get a move on I will never afford a house in Australia. I would love to just have the contact with someone who could help me build a house. I have organised the building of houses in the uk, but don't know anything about Australia! The area I would be interested in would be around the Hillarys boat area. Let me know if you are interested.

Hi, I have read your post with interest. We have been here 5 weeks now and are looking to buy our first house here. I am a Carpenter and so thought buy an old house and do it up. Well the property available in our price range in and around Woodvale is a pile of crap, and so now I am toying with the idea of building my own using someone like yourself that is established. Hey Austin, woodvale can be quite expensive, is that definitely where you want to be, its just that I have a friend who specialises in selling blocks of land, not sure what he has in woodvale, but I know he has got quite a few on his books in and around, Ocean reef, Iluka, Burns beach, mindarie,& Quinns Rock they are all good suburbs , It will all depend on your bugdet i Guess. Try realestate.com.au for land sales in woodvale also, I do have another friend that was selling a block on lilburne in duncraig (not far from woodvale)
I know that land in Yanchep and the Alkimos area is pretty reasonable if you want to go that far up.. the other option is to buy an old run down place and knock it over and start again, usually around 20k to bowl it over as far as I know, they do a lot of that here..
Or just renovate..

Agree with you there, and your paying 500 for total shite..... Some of the suburbs that were put up a10-25 years ago are minging, they all need demolishing and starting again.

Saying that, could you say that about the new suburbs now, as new builds arent exactly robust and well built, maybe they will like shite in 15 years too....but then again people seem to move hee every 3 years anyhow, 3x1 to 4x2 to 5x3....
